Why ice & water faults are so common in Sunnyvale
Sunnyvale is full of built-in and drawer Sub-Zero units installed during kitchen remodels, often in condos and townhomes with tight cabinet cutouts. The water line feeding the ice maker runs through that tight space, where it can kink, freeze or develop a slow leak. Add the area's variable water pressure and an aging fill valve, and ice problems become one of the most frequent — and most fixable — calls we get.
| Symptom | Likely cause | Typical action |
|---|---|---|
| No ice at all | Water off, kinked line, fill valve | Trace line, test valve & pressure |
| Low / hollow / small cubes | Low fill, partial valve, pressure | Fill valve, line, pressure check |
| Ice maker freezing up | Fill tube freeze, module heater | Thaw, fill tube, module test |
| Water leaking | Cracked line, loose fitting | Replace line, reseat fittings |
| Cloudy / off-taste ice | Filter / supply | Filter and supply inspection |
Clear-ice models add a dedicated module and reservoir we test as part of the diagnosis.

Inside a built-in water-line repair
We use a cabinet-safe pull-out to reach the line and valve without scratching panel-ready fronts, then test water pressure and the full fill path so the fix actually holds. If a freeze-up keeps returning, that often points back to freezer temperature or the fill tube heater — which we check too.
First checks for a Sub-Zero with no ice
Safe, no-tools checks before your visit — they sometimes restore ice or speed up the repair.
- 1 Confirm the water is on
Check the shut-off valve behind or below the unit is fully open and the line is not visibly kinked.
- 2 Check the freezer temperature
Ice making needs a cold enough freezer. If it is warm, that is the first thing to address.
- 3 Look for a frozen fill tube
A fill tube iced over will block water. If you see ice at the inlet, note it for the technician.
- 4 Reset the ice maker
Toggle the ice maker off and on per the unit’s control. Give it a full cycle (a few hours) to try again.
- 5 Check for leaks
If you find water under or behind the unit, shut the supply off at the valve and book a visit promptly.
